LISTING AGENTS Jill Koplowitz and Melissa Smeets, HomeLife/Realty One Ltd.
The Action: In late spring, a short street in Leslieville had three houses for sale, including this detached residence.
It hosted more than 200 visitors between two open houses, which were the vehicles that brought in two buyers who placed bids the night before the offer date to avert competition.
What They Got: About 125 years ago, a 25-by-129-foot lot provided the base for this 2.5-storey house with an open living room, a dining area and a fireside family room off a recently renovated kitchen with custom backsplashes and a walkout to the backyard, patio and double garage.
There are decks off two outof three second-floor bedrooms, including a master suite with heated bathroom floors, plus outdoor space off one of the two third-floor bedrooms with cathedral ceilings.
The basement is self-contained with its own entrance, cooking and entertaining areas, guest bedroom and fourth bathroom.
The Agent’s Take: “Leslieville is really hot right now and there are so many people who have lost multiple bidding wars that bully offers are happening more and more,” says agent Melissa Smeets.
“This was a detached, five-bedroom home, which is appealing to people who already live in the neighbourhood but want to move up into something bigger, [since] there aren’t too many big houses like that.”
