LISTING AGENT Andrea Morrison, Royal LePage Real Estate Services Ltd.

The Action: In a ten-storey building at the northwest corner of High Park, this two-bedroom plus den, ground floor unit was only available for tour by private appointment. So over 30 buyers booked showings over the span of a few weeks and two happened to make offers simultaneously.

What They Got: There are only 42 units in a six-year-old midrise, called Home, including this over 1,500-square-foot suite spread across two floors with hardwood floors, granite kitchen counters and stainless steel appliances, as well as walls of south-facing windows.

On the main floor, there is a den enclosed with French doors, a U-shaped kitchen and open living and dining areas with sliding doors to a private patio with a barbecue hookup, in addition to powder and laundry rooms.

The larger of two bedrooms upstairs contains one of two four-piece bathrooms.

Other perks include a locker and two parking spots that are accessible down the common corridor.

A monthly fee of $1,173 covers the cost of water and heating, concierge service, fitness and party rooms.

The Agent's Take: "Its on the edge of High Park, in the heart of Bloor West Village, and its a very desirable boutique building," agent Andrea Morrison said. "All the units have outdoor space, but this one has a lovely size patio."

This unit is also one of three with the two-storey layout. "People coming out of bigger homes seemed to be interested," Ms. Morrison said. "It feels like a home because it's on two levels."
