The Action: The sellers of this renovated residence in Ledbury Park moved out with their kids and pets to allow their agents to stage the house with stylish furniture and decor. The upscale presentation – and a list price around $1-million in an area where $2.5-million homes are common – lured three dozen visitors and a bully offer before the presentation date.

What They Got: This 1920s residence across from Bedford Parkette had a major renovation more than two decades ago, but more than $66,000 has been spent on improvements since 2009, apparent from the new stucco façade, roof and porch to a revamped eat-in kitchen with granite counters, stainless steel appliances and maple floors.

Entertaining in the 1,568-square-foot residence largely occurs in the fireside living room, a dining space and a family room with a walkout to a deck, 20-by-125-foot lot and rear laneway.

For privacy, there are three second-floor bedrooms, including a master bedroom with a four-piece ensuite, which is the largest of four bathrooms.

The 718-square-foot basement has an extra bedroom and recreation space.

The Agent’s Take: “It’s a narrower, 20-foot lot and many of the lots in the neighbourhood can go up to 40- or 50-feet wide, so this was a good opportunity for someone to get into the neighbourhood,” says agent Sue Mills.

“It was a lovely, bright and sunny detached home overlooking Bedford Parkette.”

In addition, buyers liked the home’s conveniences and luxuries. “Thousands were recently spent on upgrades, including hardwood flooring, pot lights, interlocking [parking pad], decks and landscaping,” says Ms. Mills.

“It also had parking, and in that price range, it can be hard to find parking.”
