LISTING AND CO-OP AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: About half a dozen house hunters toured this roughly century-old house before a pre-emptive offer rolled in from downtown residents who promptly recognized its value, having seen 20 properties casually in the past two years.

What They Got: The previous owners recently reconfigured this duplex as a single-family residence with a more traditional three-bedroom setup on the second floor and a master retreat on the third floor with his and her closets and access to one of four bathrooms.

The kitchen was opened up to the dining room and refinished with cherry wood cabinetry, stainless steel appliances and granite counters and island, as well as a back door to a south-facing deck, patio, new garage and gardens with lighting and sprinklers.

Conventional entertaining areas consist of a fireside living room on the ground floor and a recreation area in the basement, which also has a combined laundry room and workshop and a rear walkout to the 26-by-126-foot grounds.

The Agent's Take: "It was pretty unique in the sense that it was so nicely renovated and in a prime Roncesvalles area," says agent Nutan Brown. "Virtually every aspect – indoors and outdoors – had been really spruced up."

Changes were also functional and fashionable. "They opened up the main floor kitchen and added a powder room, which was significant," Ms. Brown adds. "The backyard and front yard were beautifully landscaped now and a new double garage was built."
