But, unable to agree on terms, the seller decided to take the property off the market over Christmas. Based on the shortage of good quality listings in the area at that price point, the sellers agent advised that they relist immediately in the New Year. The home went back on the market on Jan. 4 and an offer was received on Jan. 10. The sale price of $530,000 was agreed to the following week.

The agent’s take: “The market gets extremely slow right before Christmas and currently in Calgary it’s slow in general so we decided to list the home for a week or so and if no sale was secured we’d take it off the market until the New Year.” says agent Ted Greenhough.

The home also features a good sized yard with large deck.

“West Springs is a newer community within the West Hills area and it’s pretty popular. It’s perfect if you’re looking for that two-storey, double garage suburban-style home, but want to stay within close proximity to downtown.

“We knew there wasn’t a lot of good quality listings in this price bracket in West Springs so we planned to get the home relisted early in January, which is when potential buyers come out of hibernation. It sold fast because it’s a well looked after home in a great area and there weren’t any others like it.”
