LISTING AGENT Bill Thom, Re/Max Realtron Realty Inc.

The Action:

About two dozen house-hunters lined up at showings for this detached brick bungalow in Willowdale. Interested infill builders looked to tear down the existing home and build new on spec, but the best bid out of three came from buyers who, though also planning to tear it down, will construct a new home to live in themselves.

What They Got:

Built more than five decades ago, this two-bedroom and one-bathroom bungalow has its original fireside living room, dining area and an open kitchen, along with a basement with a separate entrance, guest bedroom, play area and raised recreation room.

A flat, fenced-in backyard and a private driveway fill out the 30-by-158-foot grounds, which is close to reputable schools, Yonge Street subway, shops and arts centre.

The Agent's Take:

"[The lot] is smaller than average, but that makes the price less than what you'd have to pay to get a regular lot," says agent Bill Thom, who explains there are few bungalows like this left in the sought after community. "Parkview Avenue is one of the top streets in the area with a lot of trees – like a tree-lined boulevard – so it has a very nice ambiance."
