LISTING AGENT Barbara Polson, Royal LePage Real Estate Services Ltd.

The Action: Mid-February, the Princess-Rosethorn community had a shortage of properties for sale, so 20 shoppers promptly trekked through this custom-built residence, along with several realtors at an agents-only open house. In a matter of days, a deal was negotiated.

What They Got: More than a decade ago, a 62-by-120-foot lot was redeveloped with this two-storey residence designed with a stone-clad exterior and double garage with access into a laundry room.

Entertaining areas are open, including a lower-level games and fireside recreation area, a main-floor living and dining space and a joint family room and eat-in kitchen with 10-foot ceilings, a gas fireplace, granite counters, island, stainless steel appliances and French doors to a stone patio.

There are four bedrooms upstairs, all with hardwood floors, and the largest with a walk-in closet and one of four bathrooms.

The Agent's Take: "[The sellers] custom built it for themselves, so it was very well built," agent Barbara Polson said. "Everything was fairly conservative, so it would stay in style."

Outdoors attributes were also highly regarded. "It had nicely landscaped gardens with custom lighting outside," Ms. Polson adds. "And it's in a nice location, not too far from Islington and Kipling subway stations and golf courses."
