CO-OP AGENT Nicolas Blachette, Sutton Group-West Coast Realty

T he Action: Yaletown is a tough place to find townhouses with more than 1,200 square feet of living space and a price tag under $800,000, but agent Nicolas Blachette found his clients over half a dozen viable options.

This three-storey unit in the Nova complex stood out from the pack, so they negotiated an offer.

What They Got: In 2004, just seven townhouses were built alongside a 27-storey high-rise, including this 1,290-square-foot unit with street-level access and private outdoor spaces, including a rooftop deck, as well as a locker and underground parking.

Through the front door, off the treed sidewalk, there is an office, one of two bathrooms and stairs up to the main entertaining and dining area, which features a gas fireplace and newer engineered cherry hardwood floors, and a kitchen with granite counters, tile floors, stainless steel appliances and sliding patio doors.

The third floor houses two bedrooms, just below the rooftop deck.

Monthly fees of $535 pay for gas, water and upkeep of areas such as the hot tub, gym, yoga room and guest suite.

The Agent's Take: In addition to hitting the right price note, this townhouse had all the benefits of downtown living and several added bonuses, said Mr. Blachette."It has very large living areas on three floors, a super large terrace on green space surrounded by trees, an amazing rooftop perfect for entertaining on summer days and two parking spots," he said. "It offers a unique lifestyle with the feeling of living in a real house as opposed to a condo."
