The Grove's central location in Ajax has proved to be one of its major draws, the builder says, with the potential to shorten buyers' daily commute, offer a more relaxed lifestyle outside a large metropolitan centre, or provide an opportunity for locals to stay within the lakeside town.
The project by Tribute Communities will total 134 freehold townhouses and single-family homes on 40-foot lots bordering Carruthers Creek off Kingston and Salem roads.
"We're getting people that are coming from other areas of Durham because of the amenities that are close by this site," says Scott McLellan, senior vice-president of sales and marketing.
"We're seeing people trying to move a little closer to the city for work reasons. We're also seeing people moving out of the city because you're getting better value and a house from a top builder that's still easy to access the city."
Travelling in and out of town will be easy via Highway 401 to the south of the site, major GO bus routes nearby and a GO Train station situated a short drive west.
The site is minutes from schools and shopping, including the Durham Centre, as well as recreational outlets such as a splash pad and skateboard park at the McLean Community Centre and a pool, indoor rock-climbing facilities, arenas and squash courts at the Ajax Community Centre.
There are parks, conservation areas and golf courses throughout Ajax, in addition to a ravine system that extends to the edge of the Grove site.
"It gives it a really unique sense of being in the country," says Mr. McLellan.
Available models will have Georgian and colonial-style exteriors with brick and siding, in addition to rows of large windows, balconies and frieze boards.
Interior plans include combined living and dining rooms, eat-in kitchens opening to great rooms, upper-level laundry rooms and master suites with walk-in closets and private bathrooms.
The detached models will offer three or four bedrooms, double garages and libraries in many cases.
Among the most popular designs are those with family retreats and living rooms between the main and second floors, says Mr. McLellan.
"You have three levels of a house, basically built within the framework of a traditional two-storey house," he says. "We utilize the space over the garage, so it's a really unique and interesting layout."
Townhouses will have three bedrooms and single-car garages.
The main-floor ceilings will be nine feet high, and some models will come with oak veneer staircases and gas fireplaces with wood surrounds and mantels.
Occupancy is expected to begin in November, 2009.
