A new collection of single-family homes on 38-, 45- and 66-foot lots will be available later this month at the Spring Farm development in Aurora.

The all-brick houses, numbering just over 100, are the last ones in phase two of the project, which is being built by Minto Communities (Toronto) Inc.

Models on 38- and 45-foot lots have between 2,200 and 3,400 square feet of living space. These feature different exterior designs than earlier residences in the project, but the interior layouts that were well-received previously will be offered again.

Models on 66-foot lots, and measuring between 3,800 and 5,190 square feet, will have the same designs as those in the initial phase two release.

"[Our floor plans] are much larger in size for around the same price of what you'd get from another builder," notes Samantha Sampson, marketing consultant for Minto.

Most of 108 houses initially put on the market in the second phase are sold, and the 232 detached dwellings and townhouses in the first phase are occupied. Spring Farms, located northeast of the intersection of Bayview Avenue and Wellington Street, will have a total of 442 homes when completed.

The site, about a 30-minute drive north of Toronto, is nestled amid rolling hills, and backs on to 96 acres of protected forest and ponds.

"The lots that are now available are on the side of the project that overlooks the Ducks Unlimited land," says Ms. Sampson, referring to the environmental organization.

In addition to the shops in historic Aurora, there are major retailers such as Home Depot and Loblaw on Bayview Avenue, and golf courses in several directions. A GO Train station and Highway 404 are easily accessible.

The latest homes at Spring Farms offer four or five bedrooms, main-floor guest suites, two-storey family rooms, loft levels, master bedrooms with sitting areas, ensuite bathrooms shared by two bedrooms, and main- or second-floor laundry rooms.

One of the new designs available is the Hollingshead, with four bedrooms and four bathrooms on two floors.

The main floor includes a front study, and formal living and dining rooms. The family room has a two-sided gas fireplace - shared with the living room - and opens to an eat-in kitchen with an island. Across the back is a master suite with a walk-in closet and private bathroom. A curved staircase leads to the bedrooms and a computer nook upstairs. The laundry/mud room exits to a double garage.

Standard features that are considered upgrades include broadloom, tiled bathrooms and kitchens, and oak-finished stair railings and cabinetry.

Models built from scratch will be completed by early 2009. Inventory homes are available immediately.
