The most obvious sign that Freed Developments is determined to make its latest condominium on King Street West an environmentally friendly one will be the landscaped roofs. Less noticeable "green" features will include such things as dual-flush toilets and energy-efficient heating, ventilation and air-conditioning systems.
This is the first building for which the company is seeking certification under the Leadership in Energy and Environmental Design (LEED) rating system, through the Canada Green Building Council.
"We're working diligently toward sustainable and environmentally friendly buildings," president Peter Freed says. He adds that in addition to the green roofs, there will be landscaped terraces on several floors "all the way up the building. It's actually going to look alive with vegetation."
Kicked off yesterday, the project will feature an 11-storey building on King Street and a 16-floor high-rise on Bathurst Street. A lobby and an underground garage will connect the two contemporary structures. There will be a central courtyard, and two entrances into the community from both main streets.
The site is close to fitness clubs, restaurants, bars, shops and galleries. There will be bicycle parking space on site, and streetcar service in any direction is steps away.
There will be 220 luxury condominiums, including 13 two-storey units and six townhouses. Models will range from 485 to more than 1,500 square feet in size. In hopes of attracting families, the developer is offering many three-bedroom units.
Each building will have one penthouse one 3,000 and the other 4,000 square feet occupying an entire floor, and featuring a large terrace.
All units will have open-concept plans, full-height windows and an exposed-concrete, nine-foot ceiling (more than 18 feet in the case of two-storey units).
There will be outdoor spaces, and buyers will have the option of a gas barbecue line. Some of these spaces will have boxwood hedges or planter boxes, which will be irrigated, trimmed and maintained by the condominium corporation.
Depending on the plan, interiors will have engineered hardwood floors, exposed-concrete columns and glass sliding bedroom doors. Kitchens will feature stone countertops with undermounted sinks and stainless-steel appliances.
Bathrooms will be finished with porcelain tile, pot lights and oversized glass shower stalls, or combined tub and showers. Each unit also will come with a laundry facility.
The monthly maintenance fee will be just under 50 cents a square foot.
