The Action: In a small pocket perched above the Don Valley ravine, this 11/2-storey residence was staged and scheduled for one week of exposure. Without any comparable homes for sale nearby, it pulled in more than 50 groups and several visitors.

What They Got: Over the past decade, this 1,210-square-foot house was given a practical and personalized makeover with new mechanics and roofing, three bathrooms either created or remodelled and a eat-in kitchen revamped with Caesarstone counters, glass and marble tile backsplashes and stainless steel appliances, including a gas stove.

The oak wood floors were refinished throughout and gas fireplaces installed in the living room and lower level recreation room, also redone with 7.5-foot ceilings, a wet bar, laundry room and mudroom with a rear exit.

For parking, there is a detached garage off a mutual driveway on the 25-by-120-foot property.

The Agent's Take: "It's a rare ravine lot and it's a 11/2-storey house, so it's a unique property in a fabulous location," says agent Mary Jo Vradis. "It's a nice, family-oriented neighbourhood with trails and easy access to highways."

This property's modest stature also suited many first-time buyers. "It's almost like a condo alternative that was well done with a great use of space," says Ms. Vradis.

"There were two bedroom upstairs instead of on the main floor, so there's some separation, which is nice, and there was a walkout basement which added value to the house."
