CO-OP AGENT

Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: Agent Nutan Brown and her clients were house hunting in the Junction for something in need of repair. They saw about a dozen suitable candidates, but the best was this three-storey investment property, which they negotiated a deal for.

What They Got: About eight years ago, the roof and furnace were replaced in this century-old brick structure, which is set up with multiple units with private entries and a double garage off a laneway at the back of the 19-by-126-foot lot. On the main floor, there is an enclosed den, open living room and eat-in kitchen with a walkout to the south-facing yard.

The Agent's Take: "It's in an area that is really up and coming … so [the buyers] see not only potential in the property, but also in the neighbourhood as well," Ms. Brown says.
