The Action: A client of agent Ira Jelinek deliberated between buying a classic midtown residence or a modern downtown Victorian, but favour swung toward this renovated, semi-detached property as soon as they stepped inside.

What They Got: Just south of Bloor Street in the Annex, this over century-old Victorian was recently stripped and modernized with luxury appointments, such as coffered ceilings, crown mouldings, LED pot lights, wainscoting and hardwood floors throughout, from the kitchen to the master suite.

Public quarters are open concept, including a fireside living area, central dining space and lower level recreation room with a wet bar, guest bedroom and separate rear entry to the patio, which is also accessible from a remodelled sunroom off the kitchen.

Privacy is found within three second floor bedrooms served by one of three bathrooms, and a third floor loft with skylights.

One parking spot is available on the 18-by-92-foot lot.

The Agent's Take: "Usually down in that area, they blend in some of the Victorian flavour of the house, but this didn't have much left, it was more a complete redo," says agent Ira Jelinek. "It was really nice inside – very cool and sleek."

Even the parking area had a modern makeover. "One thing that was really cool about this was it had a deconstructed garage," Mr. Jelinek states.

"For these houses, there's a laneway and you park in your garage at the back and you walk through the backyard to get to the house. But [with] this one, all they had was an automatic garage door, but no structure whatsoever. It was completely open."
