Brampton townhouse sells under asking, but still sets record for the area

The Action: In a growing townhouse community in Brampton, this two-storey, end unit logged 50 showings late last year. Though it sold for nearly $10,000 shy of its $409,900 list price, it set a new benchmark for units of its size in phase one of the condominium complex.

What They Got: A few years ago, this end-unit townhouse was constructed with three carpeted bedrooms and several entertainment areas, including a lower-level recreation room, plus a built-in garage.

Interior appointments are modern and upscale with hardwood floors in the living and dining areas and ceramic floors, granite counters and stainless steel appliances in the adjacent eat-in kitchen, as well as a walkout to the patio and fenced backyard.

The largest bedroom upstairs offers a walk-in closet and one of four bathrooms.

Monthly fees of $190 cover common elements.

The Agent's Take: "Being an end-unit, it had south exposures, so it was bright and looked across the street to a park," says agent Mark Oulahen. "[Plus] it's a two-storey unit with a basement whereas others … didn't dig them out."
