The Action: On a family-friendly street around the corner from Glendora Park in North York, this 11/2-storey residence hosted more than two dozen private showings and about three dozen attendees to an open house. With other very similar homes for sale nearby, it took a few weeks to negotiate a sale in the high $800,000s with the right buyer.

The Agent's Take: "It's close to a wonderful park where they set up a hockey rink for the winter, there's a nice hill for tobogganing and two tennis courts in the summer, so for a family, it's awesome," agent Mark Oulahen said.

"It had a kitchen and family addition on the main, which also extended the basement with a nanny suite, so it was bigger and more functional than your storey-and-a half home in the area."
