The Action: Even without parking, there was no shortage of activity to this two-bedroom suite listed under half a million this spring. It also helped that it was the only available unit at Eleven Residences, fetching a viable offer after 30 private showings were completed.

What They Got: A few years ago, a more than century-old building – originally home to Rawlinson Cartage, one of Toronto's oldest express and storage firms – was refurbished and expanded for luxury accommodations, like this 896-square-foot unit with laminate floors, granite kitchen counters, two-toned cabinetry and stainless-steel appliances.

The living and dining areas are open-concept, but all other areas are enclosed, such as the bedrooms, including one with a walk-in closet and another with access to one of two full bathrooms.

Laundry facilities and a locker come with the unit, and monthly fees of $526 pay for utilities, concierge and common rooftop deck, fitness, media and party rooms.

The Agent's Take: "The location was the draw," says agent Ira Jelinek. "[And] because it's a brownstone converted building – not a brand-new building – that appealed to a lot of buyers."

This unit was also far from cookie-cutter. "The layout of the den, dining room and kitchen area was pretty cool and different. It's not your typical square," Mr. Jelinek adds. "It seemed larger than the square footage actually is."
