LISTING AND CO-OP AGENTS Deb and Jason Dorsey, Real Estate Homeward

The Action: Based on past sales for Summerhill properties, Deb and Jason Dorsey expected a lengthy process to sell this three-storey townhouse. By chance, it was one of only three vacancies on the block after the Victoria Day weekend, so one of the first four visitors quickly set down a $1.32-million offer.

What They Got: In a row of Georgian-style houses built across from a school and park in 1999, this three-bedroom house features updated appointments, such as a new roof, three remodelled bathrooms and a kitchen with stainless steel appliances, custom backsplashes and Caesarstone counters, plus hardwood floors that extend in the dining area and living room with access to a deck.

  • Broadloom cushions a lower-level recreation room with a gas fireplace, and three upper bedrooms.
  • Out on the 29-by-73-foot lot is a south-facing backyard and double garage exiting to a right-of-way driveway.

The Agent's Take: "In this particular home, it's not just well maintained, but [also] subtly and beautifully well decorated," agent Deb Dorsey says.

"[Plus] one thing I noticed about the house is you could go into one room and it was cool, calming and shady, then the other end of the house was so bright and sunny, so it was nice to have both those opportunities."

This property's locale also appealed to adults and kids alike. "This Georgian townie is across from a [high-in-] demand school – Cottingham Junior Public School – and a short stroll to Summerhill amenities and TTC," Ms. Dorsey notes.

"It's also an oasis: When you get into that little enclave, there's so much organic charm. You feel like you're off the beaten path."
