The Action: This unit, one of 12 in the unique heritage-listed, gated community of Tatlow Park – a few blocks from the beach, with mountain views from the street – attracted immediate attention as soon as it came up for sale.
The unit had only been listed for sale twice before, in 1993 and 2008. In 2008, it sold for $733,000. On Jan. 24, it was listed at $1.08-million. Selling agent Karin Smith says the property had 25 showings within the first 48 hours, resulting in multiple offers. Within a week, it sold for $1.085-million to a west side resident looking to downsize from a much larger home.
What They Got: Tatlow Park is a Vancouver rarity, a tiny, gated community of townhouses designated as "Heritage-A" for its original Tudor Revival style. The 12 units were built as rental cottages in 1928 and named after politician R.G. Tatlow.
They stand out for their English country style steep-pitched rooftops, bay windows, diamond leaded and arched windows, and traditional exterior beams. The homes surround a large landscaped enclosed courtyard, with a lych-gate entryway.
Tatlow Park was saved from demolition in 1974. The cottages were converted to two-level town homes, without destroying the Tudor style. The conversion, which kept the original cottages intact, won the Heritage Canada award.
The Agent's Take: "This property is located in Kitsilano," says agent Karin Smith. "In fact, it's located north of Fourth in Kitsilano, which is an extremely desirable area for all the west side owners who want to downsize, but they want to stay in the neighbourhood where they have access to beaches, the parks, the sailing club, the tennis club. Shopping is a short walk. It's really got everything that everyone needs."
