The Action: In a residential community hugging the south side of the Don Valley Parkway before winding downtown, this detached residence welcomed two open houses with over 30 buyers each time. With a shortage of other alternatives, it sold relatively swiftly in less than two weeks.

What They Got: In 2009, a roughly 50-year-old bungalow was topped up with a second floor so it encompasses 1,460 square feet of living space, including an office area in the largest of three upper bedrooms, as well as a new access point to reach the deck from both the kitchen and a 700-square-foot basement with a fireside recreation room.

Accommodating short or long-term guests is easy with open living and dining areas with laminate floors and nine-foot ceiling, three bathrooms and two-car parking on the 32-by-100-foot property.

The Agent's Take: "It's in Woodbine Heights, so it's a nice little pocket with lots of new homes in the area," agent Mary Jo Vradis said. "And it's right off the DVP, which is a big selling feature for young, first-time buyers."

This house is also typical of the local housing stock. "It doesn't really need any work, it was in move-in condition," Ms. Vradis added. "It had a private driveway, which was a nice bonus."
