The Action: On a street roughly equidistant from Islington and Lambton golf courses in Humber Valley Village, this four-level sidesplit was crammed full with buyers at two open houses. Even with two other residences for sale down the street, this one received two strong offers.

What They Got: More than five decades ago, a 65-by-170-foot lot was developed with this brick residence containing 2,970 square feet of living space, including a fireside recreation room in the basement.

High traffic areas include a fireside living room, dining space and separate kitchen with stainless steel appliances, plus a fireside family room addition with vaulted ceilings and two walkouts to a south-facing cedar deck.

One bedroom is located on the ground level behind the double garage, and three sleeping quarters and two out of four bathrooms are on the second floor.

The Agent's Take: "It's a cool little crescent. The only people [that go] on that street are living there, so it's a hockey street," agent Mark Oulahen said. "The schools are awesome and there are a lot of new homes going in because of the lot sizes."

While older bungalows are often replaced, this property is not likely doomed. "This was a bit special because it wasn't just for land value. You could come in and take a wall down and open up the main level and have a nice three-bedroom house," Mr. Oulahen states.

"It's an awesome lot: it's has a reverse ravine, so it's very deep and very private. A lot in the area is maybe 50 [feet wide] and maybe 130 or 140 feet [deep]."
