Lakeside bungalow attracts eager buyers along Scarborough Bluffs

120 Greyabbey Trail, Toronto

TAXES $3,120 (2014)

LISTING AGENT Mary Jo Vradis, Royal LePage Estate Realty

The Action: This detached bungalow is surrounded by water, from an in-ground pool to the shores of Lake Ontario along the Scarborough Bluffs. So an agents-only open house brought in about 20 water-loving families and flippers, including three sets anxious to make a winning offer in light of the low inventory early this year.

What They Got: Less glamorous parts of this 1,230-square-foot bungalow were updated – including the wiring, eaves, soffits and garage roof – leaving its roughly 60-year-old frame intact with formal cooking, dining and living rooms, as well as three bedrooms, including a master with a walk-in closet.

The basement is roughly equal size, but allotted two bedrooms, a second bathroom, den and recreation room with a walkout to the 55-by-130-foot lot.

The Agent's Take: "It's right by the bluffs, so you could literally walk to the lake in two seconds," says agent Mary Jo Vradis. "And it backs onto a park and trails backing onto the ravine."
