LISTING AGENT Kara Reed, Chestnut Park Real Estate Ltd.
The Action: Some staging was done in this semi-detached laneway home before open houses drew in more than a hundred potential buyers, including singles, couples and film professionals working in studios nearby. Four buyers were more than smitten with the Riverside-area residence and presented their top prices on the offer date.
What They Got: A modest 29-by-30-foot lot is home to a coach house that's more than a century old, with 1,435 square feet of living space, including a separate suite, with original pine plank floors, but a new roof, skylights, windows, doors, mechanics, cosmetic finishes, shed and fencing installed in the past decade.
The main section of the 11/2-storey structure contains a kitchen with granite counters, pot lights and built-in European appliances and an open living and dining area with a walkout to a deck. The carpeted master suite upstairs features a skylight, arched windows and a private bathroom.
A separate apartment was created in a corner of the coach house, complete with an open entertaining and cooking space and a lower level bedroom and bathroom.
The Agent's Take: "It's very private because it's down in a little lane and there was no maintenance because it was a postage-size plot of land with a tiny deck off one side and no grass to cut," says agent Kara Reed. "That pocket of Leslieville is so hot right now and it's close to Queen Street and streetcars."
More impressive than the location was the layout and look of this laneway home. "There are so few even in the city, so when something comes up like this, it attracts a lot of buyers who want something different and unique," Ms. Reed states.
"The kitchen and bathroom had been renovated that year, so it was totally move-in condition, and then it had old 1800's pine floor on the main [level] … so it was a very cool space."
