The Action: Agent Nutan Brown and her clients toured fewer than half a dozen large Etobicoke homes near reputable schools before negotiating a deal for this three-level back split residence on a 70- by 115-foot corner lot in Islington Heights.

What They Got: In the past few years, this 40-plus-year-old house underwent renovations as stylish as new hardwood floors, kitchen and three bathrooms, and as sensible as upgraded roofing, windows and doors, even to the double garage.

The Agent's Take: "It delivered on [the buyer's] size requirement, but it was also like buying a shoe that was a bit bigger that your foot could grow into," says Ms. Brown.

"Everything is fresh and new and in great condition whereas some of the homes we looked, parts of them were appealing, but many parts needed to be renovated. Yet they were in a similar price point to this house, so the value here was phenomenal."

Plus, the buyers discovered many perks to this lot. "There was so much land around the house it was terrific. And being on a corner, you get so much more light into the house," states Ms. Brown, who adds this home's backyard – like neighbouring properties – surround an interior park.

"I would call it a secret park because unless you live in the immediate area, you'd never even know it's there."
