Late bidder snags Etobicoke house on a large lot

The Action: On a street roughly equidistant from Cloverdale Mall and Kipling GO and TTC stations, this 11/2-storey residence scored more than two dozen visitors between private showings and a public open house this summer.

The sellers had one offer in hand, but as those negotiations were wrapping up, a second and better bid was registered and accepted.

What They Got: This three-bedroom and two-bathroom house is divided with several private and public quarters, such as an open living room, a dining area by the eat-in kitchen and a sunroom with a rear exit.

Excluding the lower-level guest room and recreation area, hardwood floors lie beneath broadloom in areas such as the main-floor bedroom and two bedrooms above.

For parking, there is a private driveway and detached garage.

The Agent's Take: "It's a great neighbourhood with good schools – public and Catholic – and it's not too far from the subway," agent Irene Kaushansky says. "[Plus] there are lots of custom homes in the area."

Aging homes such as this one are ideal for renovators on a budget. "It was a big lot – 50 by 156 – so that was the biggest selling feature," Ms. Kaushansky adds.

"That stretch of Shaver is a little busier than other streets, which is why it sold for $701,000 and not another $50,000 to $75,000 more, which is what a lot of other lots are selling for."
