The Action: No offers were made on this detached Leslieville residence when it was first listed this spring. So its second attempt – listed at the same price, but with a different agent this summer – yielded better results, with three offers after more than 130 buyers attending either private showings or two public open houses.

The Agent's Take: "Big detached homes are rare, especially one of this size," agent Linda Ing-Gilbert says. "[Plus] most homes don't have a garage, and this had an auto-remote door opener to a big, dual garage with storage space. It was amazing."

This property's location next to a lane serving Gerrard Street businesses also increased the sense of space and sunlight. "You virtually only have one neighbour and are able to walk to all these amenities," Ms. Ing-Gilbert says.

"The master bedroom has great cathedral ceilings 17-feet high, and there were five skylights, which offered a lot of natural light to the house."
