The Action: First-time buyers, builders and down-sizers were among the interested parties in this detached bungalow on a coveted street in Lawrence Manor. Late this spring, little else was vacant, so it only needed just over a week to allow for 30 showings, which led to three bids on the offer date.

What They Got: On an irregular, 71-by-147-foot corner lot, this 63-year-old brick residence kept its traditional three-bedroom and three-bathroom plan with a separate living room, kitchen and finished basement, plus a built-in garage, new roof, walkway and porch.

The Agent's Take: "This was a special lot because it was on a corner and about a third bigger than the average lot in that area – or maybe even larger," says agent Ira Jelinek. "[The house] has good bones, but it just needed to be stripped and redecorated."

But many buyers were happy to invest in some sweat equity. "Between Wilson and Lawrence – east of Bathurst – you have some really expensive houses that can go up to $4-million," Mr. Jelinek says. "And there's nothing like that in this area, so this is a more affordable option."
