TAXES $3,106 (2010)

LISTING AGENTS Jill Stewart and Robert LePage, Royal LePage Real Estate Services Ltd.

The Action: In the week that this unique two-storey suite was listed for $498,000, there were nine potential buyers, including one ready to make a serious offer.

What They Got: Situated within a low-rise building, this two-bedroom suite has a traditional kitchen and an open dining area overlooking an entertaining space with a wood-burning fireplace in one corner, walls of windows and sliding balcony doors.

The second floor has walkouts to private outdoor space from both bedrooms. The larger master suite has a walk-in closet and direct entry to one of two bathrooms.

For extra storage, the property comes with a locker and parking.

A monthly fee of $845 covers the maintenance of a party room, car wash station and visitor parking, as well as a supply of firewood.

The Agent's Take: "This condo is what called a boutique building, so there are only 20 suites in it," says agent Jill Stewart. "It was built 25 years ago in a nice location just minutes to walk to Old Mill subway and the Humber Valley bike and walking trails."

The suite also had features unlike conventional highrise units. "What's also unique is it's a two-storey condo, so it's like a townhouse," says Ms. Stewart, who believes this appeals to a buyer downsizing from a single-family home.

"It has a stone, wood-burning fireplace and the stone was taken from the Humber, so it's got a lot of local character to it. And to find a wood burning fireplace in a condo building is hard to come by."
