The Action: On a mission to relocate young professionals from an urban downtown neighbourhood to a pastoral, family-friendly suburb, agents Irene Kaushnsky and Philip Brown presented their clients with nearly two dozen options in three areas of Mississauga.

The best candidate was this two-storey house on a 52- by 110-foot lot in Erin Mills, surrounded by greenery, from a public park behind its back fence to a private yard with manicured lawns, tall trees and garden beds.

What They Got: Over the past decade, this 20-plus-year-old house was modernized with new roofing, windows, entry and garage doors, along with updated heating, cooling and sprinkler systems and a remodelled kitchen with ceramic floors, quartz counters, pot lights, stainless steel appliances and sliding patio doors.

Hardwood floors and crown mouldings appear in the living room and dining area, which also features decorative wainscoting such as the carpeted den and fireside family room.

The second floor was rounded out with four bedrooms, including two with walk-in closets, and a master suite with his-and-her closets and the largest of four bathrooms.

The lower-level in-law suite has a separate entrance, bedroom, kitchen and recreation room with a gas fireplace.

The Agent's Take: "They really wanted privacy and a lot of nature elements both in the home and in the neighbourhood," says agent Philip Brown. "The Sanderling area is incredibly neat because literally at the end of the street in a giant, wooded ravine with creeks running through."

As for the house, it offered serenity and space. "The previous owners had done extensive landscaping, and made it a little garden paradise at the front and back," says Mr. Brown. "[The house]was a little bigger than most and had a huge finished basement. A lot of new homes out there don't have finished basements yet."
