The Action: Late last year, a high-rise on the banks of the Don River had a few units for sale, so this three-bedroom suite was aggressively priced in the low $200,000s. Eight buyers moved through the space before one negotiated a deal.

What They Got: This lower-level unit was built in the 1970s, so to combat signs of aging, it was given a new coat of paint and new light fixtures throughout, as well as tile floors and appliances in the kitchen, which also houses a pantry and laundry facilities.

The Agent's Take: "The older buildings always have much larger principal rooms and bedrooms, so the square footage was pretty substantial for a three-bedroom condo, so the per square foot value was terrific," states agent Nutan Brown, who adds that this building is well maintained.

"Sometimes when it's an older building, the price point of purchase might be low, but the condo fees are really high, but in this case, they were pretty manageable."

This unit's connection to the outdoors was another asset. "This would be one of the largest units and one with a pretty spectacular view of Flemingdon Park and even the Don Valley at a distance," Ms. Brown said.

"[Plus, the sellers] had a huge balcony, so they had a lot of furniture and pots to grow small trees and shrubs in."
