The Action: This summer, a small condominium townhouse complex off Jarvis Street had two units for sale. This one was listed for the lower price and fronts a treed walkway, so it immediately banked nine showings and a solid offer within days.

What They Got: What appears to be several boutique brick buildings are groups of one- and two-storey units stacked on top of one another, such as this 800-square-foot, lower-level unit with a patio at its entrance.

Though the bathroom lacks a window, natural light bathes the two carpeted bedrooms and open principal room and kitchen, which is tucked behind a peninsula with a breakfast bar.

Maintenance of the garage, where this unit has a spot, and water are covered by monthly fees of $353.

The Agent's Take: "Land is so expensive, so we're not going to see many townhouse complexes any more, and this was a great alternative for all the high-rise projects out there," says agent Christopher Bibby.

"The complex has different townhouse blocks, and we were actually located at the rear, so we were the farthest away from the street, so it had a different feel and was a lot quieter."

This 12-year-old unit was also well suited for space- and style-savvy buyers. "We had a lot of showings right off the bat because the unit showed quite well," Mr. Bibby states.

"The units up top have a lot more stairs, so you waste a lot of square footage. Our unit was all on one level, so there was no wasted square footage at all."
