The Action: Agents Jill Koplowitz and Melissa Smeets staged this detached, three-storey house and stated offers would be entertained after 10 days of exposure. At a time when few comparables were available in Riverdale, one buyer didn't want to wait and made a pre-emptive offer hours before weekend open houses could be conducted.

What They Got: This more than century-old brick structure on a 25-by-115-foot lot was completely overhauled above grade with an updated three-bedroom and two-bathroom plan, but with an unfinished basement that has a separate entrance to the private driveway and gated backyard.

The Agent's Take: "The owner took it back to the studs and lovingly renovated it over the past eight years," agent Melissa Smeets said. "It also had a nice walkout from the basement, so it could be constructed as a basement apartment."

Buyers also saw the property as an investment in the area. "This 100-year-old detached home is located in beautiful Riverdale, close to shopping, cafes, TTC, parks and excellent schools," Ms. Smeet added.
