THE ACTION: On a mission to find clients a property with a pool in the Beach Grove community of Tsawwassen, agent Keith Roy promptly booked a private tour for this ideal detached house just a few steps from the waterfront.

WHAT THEY GOT: The 70- by 100-foot grounds accommodates a secluded south-facing back yard with a solar-heated pool and a hot tub behind this deceptively large 2,479 square-foot house.

THE AGENT'S TAKE: "Tsawwassen is one of the last areas of the lower mainland that offers that small town environment where you know your neighbours and you can bump into your friends at the grocery store," says Mr. Roy.

"If you are going to live in Tsawwassen, you want to live in Beach Grove. [It's]just a short walk to the Tsawwassen town centre."

The property's swimming waters also gave the buyers their own private oasis. "Pools are enormously expensive to install, but don't add value to homes, so if you can buy a home with an existing pool, you'll save a lot of money," says Mr. Roy. "[Plus]having a solar heated pool is a big bonus for the obvious cost savings."
