CO-OP AGENT Keith Roy, Macdonald Realty

THE ACTION: On a mission to find clients a property with a pool in the Beach Grove community of Tsawwassen, agent Keith Roy promptly booked a private tour for this ideal detached house just a few steps from the waterfront.

WHAT THEY GOT: The 70- by 100-foot grounds accommodates a secluded south-facing back yard with a solar-heated pool and a hot tub behind this deceptively large 2,479 square-foot house.

In the original section of this West Coast contemporary home, which was built in 1977 and renovated by Kenorah Construction in 2005, there is a dining area and a living room with one of two gas fireplaces and vaulted ceilings that open up to the study above.

Across the rear, there is a fireside family room with access to a den that doubles as a fourth bedroom, and a newly expanded eat-in kitchen with maple cabinetry, a granite-topped island and stainless steel appliances, along with access to an enclosed great room and floor-to-ceiling sliding patio doors.

The largest of three bedrooms upstairs was enlarged so it has a private bathroom, walk-in closet and large deck.

For extra ease and comfort, there are hardwood and tile flooring, two shared bathrooms, a second floor laundry facilities and a security system, plus a double garage and shed outside.

THE AGENT'S TAKE: "Tsawwassen is one of the last areas of the lower mainland that offers that small town environment where you know your neighbours and you can bump into your friends at the grocery store," says Mr. Roy.

"If you are going to live in Tsawwassen, you want to live in Beach Grove. [It's]just a short walk to the Tsawwassen town centre."

The property's swimming waters also gave the buyers their own private oasis. "Pools are enormously expensive to install, but don't add value to homes, so if you can buy a home with an existing pool, you'll save a lot of money," says Mr. Roy. "[Plus]having a solar heated pool is a big bonus for the obvious cost savings."
