LISTING AGENT Anita Merlo, Bosley Real Estate Ltd.

The Action: Rexdale real estate tends to take at least three weeks to sell, so it was something of a surprise when this detached bungalow near the West Humber River collected four offers within 24 hours, even with other listings available mid-March.

What They Got: The wiring and windows are among the updated elements of this 57-year-old brick bungalow, which the sellers kept in original condition with wood floors hidden beneath broadloom in the three bedrooms, living and dining rooms.

Supporting features include an eat-in kitchen and two bathrooms, including one in the basement, which has panelled family and recreation rooms and a separate exit to the attached garage and pie-shaped grounds.

The Agent's Take: "The lots are usually 40-by-110 or 120 feet, but this was 34-by-154-feet and 116-feet across the back, so the size of the yard is probably 2.5-times bigger than most backyards," says agent Anita Merlo. "And it was on a quiet court as well."

End users, rather than builders, could foresee the most return. "It was so pristine inside, it was almost like a time capsule," Ms. Merlo states.

"It's still one of the more affordable areas, … [where] you can still buy a house for under $550,000 that's detached in an established neighbourhood. And it's close to Humber College, [highways] 427, 401, 400, and shopping."
