LISTING AGENT Ed Allan, Royal LePage West Realty Group Ltd (now with Century 21 Brown Ltd.)

The Action: Just a two-minute walk from Jane subway station and Bloor Street shops, as well as parks and trails along the Humber River, this two-storey multiplex was one of few investment properties for sale in the neighbourhood late last year. Paired with a tempting price under $1.1-million, there was a bidding war between three buyers following over 100 showings of the tenanted space.

What They Got: About seven years ago, the roof, wiring and boiler were replaced within this more than 80-year-old brick structure, which is divided into four one-bedroom and one-bathroom apartments with living and dining rooms and kitchens with walkouts, plus a partially finished basement suite.

A mutual driveway and triple garage fill out the 52-by-106-foot lot.

The Agent's Take: "Like most of Toronto, parking is an issue, but the previous owners arranged it so there would be enough parking," agent Ed Allan said. "But being so close to the subway, it wasn't really an issue, and of course, Bloor West Village being right there, you don't need to drive to go to the store."

As for this home's physical traits, buyers liked its current set up. "The apartments were all of an excellent size," Mr. Allan said. "They're much larger than you would get for a one-bedroom condominium apartment today."
