LISTING AGENT Robin Pope, Pope Real Estate Ltd.

The Action: It took about a dozen showings for the first, and ultimately the best, offer to emerge for this two-storey suite at the Market Wharf, which was designed and named in homage to its proximity to the St. Lawrence Market and waterfront.

What They Got: The sixth floor of a new high-rise was designed with a small collection of two-storey suites, including many inner units with patios situated back to back and a few outer units, like this 1,125-square-foot corner suite with walls of windows and a 200-square-foot, wrap-around balcony facing northwest towards the city.

The outdoor space can be accessed from a tiled living and dining area and galley-like kitchen with 10-foot ceilings, stone counters, an island and stainless steel appliances.

A custom bookcase hides the stairs to an upper office, one of two bathrooms with heated floors and two bedrooms, including a master suite with a walk-in closet and laundry facilities.

The unit comes with two lockers and parking, along with monthly fees of $724 for 24-hour concierge, a rooftop deck, guest suites, fitness, media and party rooms.

The Agent's Take: "This is one of the largest units on the sixth floor with 1,125 square feet, whereas all the others are between 800 and 1,000," says agent Robin Pope.

"As soon as you walk in, you're greeted with a view of the St. Lawrence Market and trees, so you feel the history of the neighbourhood. Also the quality of light in the apartment was really nice, it was almost like you were living outdoors."

This unit's design was also befitting of the architectural building. "It was owned by two architects, so it was completely custom designed inside from when it was built, so they had some really nice features others didn't have, like quarter-sawn, white oak staircase and custom bookshelves that acts as a screen between the staircase and the rest of the space," Mr. Pope states.

"And there's a free-standing soaker tub in the bathroom, which isn't very common in that price range. It's a beautiful bathroom."
