The Action: In an area of Willowdale thick with schools and parks, this detached bungalow was in competition with several other houses nearby. But strategically priced less than $1.25-million, it enticed about 20 potential buyers to take a tour, several of whom presented offers.

What They Got: Around the corner from Hollywood Public School, this more than 50-year-old house sits on a 50-by-133-foot lot, with a private driveway and detached, double garage.

The main floor is laid out with a fireside living room and a formal dining area with French doors to an eat-in kitchen, as well as three bedrooms, including one with a private bathroom.

A guest bedroom, third bathroom and fireside recreational space are in the basement, which has a separate side exit.

The Agent's Take: "The house is still quite livable with some residual value, meaning you can live in it knowing you're paying for the land, mostly," says agent Bill Thom, who cited inquiriescame mostly from families, not builders.

"It's a good standard lot. Anything over 50 feet [wide] is a premium and less than 50 is a sub lot."

Superstitious buyers also prized this property's address. "And the house number – 328 – is a good number," Mr. Thom adds.
