LISTING AGENT Stephen Burke/Sutton Group West Coast

SELLING AGENT Ian Watt/Sutton Group West Coast

The Action: Unlike many co-ops, the building was never used as rental. It's always been intended as owner occupied, says selling agent Ian Watt.

"There was a ton of action and we bought it within the first week."

The buyer of the two-bedroom, two-bathroom unit is a professor who is downsizing from a home in Kerrisdale, he says.

What They Got: The 1,246-square-foot unit is one of 45 apartments in the co-op waterfront building, located one block from Stanley Park.

The unit is in the southwest corner of the 1949 building overlooking English Bay, and has been recently renovated, with upgraded electrical, granite counters and stainless steel appliances.

A key feature is the huge windows with breathtaking view. As well, there is a common rooftop deck.

It's an adults-only building, requiring 35 per cent down payment, no pets and no rentals.

The Realtor's Take: "It has always been a super prestigious building," says Watt.

"We found a sales brochure from 1949, and an apartment there would have cost $11,000, which was more than a house.

"They don't build windows like that any more – about 30 feet of windows. You can lie on the floor and watch the fireworks in the summer.

"And the size is a proper two-bedroom size. It's the way it should be."
