The Action: There was no open house for this two-bedroom corner unit in a 1995 building in the Riverdale neighbourhood. Agent Emma Co showed it to six groups on the first two days of listing. She received five written offers and one verbal offer, and despite its age, the unit went for above asking. "Resale condos are a challenge to sell nowadays, especially in a wood-framed construction that is over 20 years old," Ms. Co says. "Most buyers prefer concrete. And there are tons of new condos on the market to compete with, and the price is sometimes better than resale condos."

What They Got: The unit had the advantage of nine-foot ceilings, a vaulted living-room ceiling and a 400-square-foot private rooftop patio. The unit itself is 925 square feet, with laundry, storage and two-car parking. It includes an upgraded kitchen and bathroom with granite counters and engineered wood floors. The building is steps to the river.

The Agent's Take: "It's not a cookie-cutter type condo," Ms. Co says. "It has a lot of unique features, including a huge, dramatic fireplace that you see as soon as you walk into the unit. The unit caters to anyone who loves to entertain. And you can jog or walk around the community. It has an off-leash park for dog lovers, tennis courts and a basketball court nearby."
