Shane Baghai is leaving no stone unturned in providing comfort and luxury for homeowners with his latest development – Leaside Manor, a 38-suite, seven-storey condominium in one of Toronto's most prestigious neighbourhoods.
The luxury project is a boutique condo with suites ranging from 933 square feet to more than 1,800 square feet and prices between just over $1-million and just above $2-million.
It allows for customization of each unit's design as well as finishes, and the purchase price includes many additions, such as an underground parking spot, a locker, custom blinds, a gas barbecue hookup with a barbecue, internet and an 80-inch smart television.
"We basically cater to the market of the day," says Mr. Baghai, president and CEO of the Shane Baghai Group of Companies. "Toronto had become extremely unaffordable and still is and probably will be. Owning a home in an area like Leaside meant that you're sitting on at least a $2-million investment for your principal residence. A great number of people in that neighbourhood now are retired or close to the age of retirement. … The money you can get for one of these older homes should suffice purchasing a brand-new condo, a two-bedroom or a three-bedroom condo, with some money left over.
"The other lifestyle change that we noticed was that unlike before, a family, a young couple, that planned to have children would immediately think of a house, but these days they're perfectly willing to move into a two-bedroom or a three-bedroom apartment to bring up the family in a building."
The suites come with high ceilings and have the same traditional high-quality carpentry and millwork homebuyers have come to expect from Toronto's premier luxury condo developer. The kitchen cabinets are designed by Baghai's designers in Canada and are built in the province of Abruzzo in Italy.
Mr. Baghai, who has been in the real estate development industry since the 1970s, says Leaside Manor at 3 Southvale Dr., just outside downtown Toronto, gives homeowners the chance of a lifetime to live in a cultivated and refined community in one of the city's most popular neighbourhoods.
Leaside Manor is also in a neighbourhood where some old industrial structures have redeveloped into luxury commercial and very modern buildings.
"One of the longest and most comprehensive LRT transportation systems is currently being built just to the north of our site," Mr. Baghai adds.
Leaside Manor also comes with such new technology as an electronic concierge, Mr. Baghai says. Everything in the building is monitored by a camera and there is live access to a monitoring station that will answer calls to the door and be able to open the door remotely for deliveries. Because of this technology, Mr. Baghai says, the maintenance costs of the units will be drastically lower than those of a building with a security guard and a concierge available at all times.
"The design of the building is such that most units have terraces. Terraces come with a barbecue and because it's only 38 units it will be extremely clean and well-managed. The exercise room and the amenity room are the latest, extremely modern. The treadmill machines and the weight stations and so on are basically the 2018-2019 design."
"It is the norm in Toronto and many other cities that when you purchase a luxury condo at the time of closing you have to pay certain fees such as the development charges to the city, the warranty program fee, the hydro connection fees and so on. We have included all that in our purchase price. It's a no-surprise deal basically," Mr. Baghai says.
Leaside Manor is expected to be ready for occupancy in late 2019.
