LISTING AGENT Marty Pospischil, Dexter Asociates Realty

THE ACTION: Just a block from the Kitsilano waterfront, in a prime pocket north of 4th Avenue, this 15-year-old house had one week of market exposure and one weekend open house.

The following Monday, there were four bids and a proposal $127,000 over the asking price.

WHAT THEY GOT: Set on a corner lot, this 1,507-square-foot residence has several outdoor entertaining areas, including balconies off two upper bedrooms, a fenced yard and deck off the rear eat-in kitchen, and a wraparound porch with a front entrance to the living room with a gas fireplace and a side door to the dining area.

Modern luxuries and practical assets range from oak hardwood floors and radiant heating to five appliances, four bathrooms, including two renovated bathrooms upstairs, and a lower level recreation room with access to a garage that exits to a side street.

THE AGENT'S TAKE: "There is presently a welcome resurgence of the Vancouver market for affordable housing," says agent Marty Pospischil, who confirms that this over $1-million property is considered a reasonable price on the Westside.

"I have personally noticed a 50 per cent increase in activity and offers on attached townhomes and half duplexes in our market area."

The promise of little repair to this house and lots of outdoor space really catered to local buyers. "This particular home was perfect for a young family with one or less children wanting to be close to the water and beaches," adds Mr. Pospischil.
