LISTING AGENT Keith Roy, Macdonald Realty

The Action: The house was professionally staged, so it showed well. It sold after one weekend of showings, with 13 offers.

What They Got: The buyers got an updated 2,228-square-foot house, built in 1955, with three bedrooms on the main floor and a two-bedroom suite downstairs.

The house sits across from a park and has a new roof, gutters, exterior paint, landscaping, windows, hardwood floors, gas fireplace and kitchen.

The Agent's Take: The seller spent two years renovating the house. They invested money in the right details, which boosted the price, says the listing agent.

"The seller knew what renovations would have the most impact with buyers," listing agent Keith Roy says. "The buyers liked that it faced onto a park, and the improvements that were made, especially the heated kitchen floor tiles."
