The Action: It's not unheard of for Leslieville homes to sell in bidding wars, so this semi-detached house was staged and landscaped, then priced at $579,000 to gain leverage over other properties for sale in October.

Between private showings and public open houses, there were nearly 300 visitors by the time the scheduled offer date arrived, which concluded with the acceptance of a proposal $96,000 more than the list price.

What They Got: This two-storey residence was built circa 1930s, but the sellers recently modernized the 1,223-square-foot space with updated insulation and picture windows in the mudroom, which was also revamped with heated tile floors and opened up to the living and dining area, and an eat-in kitchen outfitted with the latest Fisher and Paykel, Porter and Charles appliances and a door to a new deck.

Additional upgrades include storage systems upstairs amidst the three bedrooms and larger of two bathrooms, and a family room in the 502-square-foot basement, along with a gate for the mutual driveway on the 17-by-100-foot lot.

The Agent's Take: "It's a very typical semi," says agent Cameron Weir, who found interest came from "a lot of young couples."

While the property's size is common, its contemporary look throughout was not. "Both owners were architects, so the house showed beautifully and it was very unique looking," Mr. Weir said. "The yard was very nicely done … and has a nice inviting feel."
