LISTING AGENTS

Jill Stewart and Robert LePage, Royal LePage Real Estate Services Ltd.

The Action:It was about a year-and-a-half ago when the last unit was available for sale in this small townhouse complex situated between a park and tennis courts to the north and several shops and bars to the south. So when this end unit recently came up for sale, it didn't take long before it received nearly a dozen competing offers despite its noisy setting next to a bar on Dupont.

What They Got:With only one neighbour attached to one side, this more than decade-old townhouse is essentially a semi-detached house with a rear workshop, a gated patio area and parking off a laneway behind the 16-by-87-foot grounds.

Inside, there is an open living and dining area with parquet floors and a kitchen with ceramic flooring and a rear walkout, plus a lower-level recreation room with a gas fireplace. Private quarters include two carpeted bedrooms upstairs and two full bathrooms.

The Agent's Take:"Finding [a house] in that price point is pretty rare these days," says agent Jill Stewart. "It's a newer townhouse with two storeys, but the lower level has a walk-up, so it's quite a bit above ground. So it felt very spacious, even though it was a 16-foot property with 14-feet inside." Plus, its two-car parking arrangement was highly favoured. "Because it was an end unit that was feasible, so it was pretty unusual as well," adds Ms. Stewart.
