LISTING AGENT Julie Kinnear, Keller Williams Neighbourhood Realty

The Action: Roncesvalles is a popular community where many new homeowners paid large premiums in intense bidding wars last year, including the new owners of this two-storey residence at the end of a trio of brick homes.

What They Got: Essential parts of this 1,380-square-foot – built circa 1920s – were modernized over the past seven years by replacing the mechanics and roofing, remodelling the bathroom serving three bedrooms upstairs and finishing the 730-square-foot basement with a second bathroom, den, recreation room and rear exit.

Original stained-glass and bay windows brighten a fireside living room and dining area, both with refinished hardwood floors, while new stainless steel appliances add shine to a classic white kitchen with granite counters, a pantry and access to the stone patio, garage and laneway off the 17-by-125-foot lot.

The Agent's Take: "All of 2014, there was a shortage of this style of house, which is a three-bedroom semi in a prime neighbourhood in good condition," agent Julie Kinnear states.

"It's halfway between Sorauren and Roncesvalles [avenues] – which means there's easy access to a kids' park at the end of the street at Sorauren, as well as an off-leash park and farmers' market … and you're halfway down Roncesvalles, in the heart of all the restaurants and shops."

Unlike other homes nearby, this one did not require a big budget to buy or repair. "It had a mix of charm and character, and upgrades," Ms. Kinnear says. "The house has fantastic curb appeal because of that turret in the front master bedroom, which is really unique and pretty."
