LISTING AGENTS Lina Risi and Sandra Pate, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: On a quiet, residential street east of Riverdale Park, this semi-detached house was one of the only properties for sale this summer. So it was a tempting proposition for a trio of buyers who materialized with offers following over 100 visits conducted during two weekend open houses and mid-week showings.

What They Got: This century-old, brick Victorian displays traditional traits, such as hardwood floors, wood trims, crown mouldings and ceiling medallions, as well as a modern sense of openness with fireside living and dining rooms off the main hall. The kitchen and family room has sliding doors to a tiered deck and double garage.

The rest of the house is sectioned off with three bathrooms, three upper bedrooms and recently revamped lower level guest room and den.

The Agent's Take: "The location was fantastic, it was an over-sized semi, it has a garage, which is a bonus in Riverdale, and it was finished from top to bottom," says agent Lina Risi. "And it was extra wide – 20 feet – and usually semis are 17 or 18 [feet]."

The extra room to stretch was also apparent at the back of the house. "Another selling feature was the big eat-in kitchen that was south-facing, so you get a flood of light where the family congregates," Ms. Lisi added. "And it was a rarity to have a tandem [family room] off the kitchen, which made it even bigger."
