The Action: In the month of May, there was an abundance of condominiums for sale around the $1.6-million mark in Yorkville. But in the building at 18 Yorkville Ave., this two-bedroom-plus-den suite was the only one in that price range, so it only took three weeks to bring in a dozen potential buyers and secure a bid.

What They Got: On the 32nd floor of a 36-storey highrise designed by ArchitectsAlliance and Yabu Pushelberg, this 1,969-square-foot residence was appointed nine-foot ceilings, oak hardwood floors, granite, marble and porcelain finishes and walls of south and east-facing windows eight years ago.

The layout is modern with a fireside living room, dining area and open kitchen with a wide island, panelled Wolf and Sub-Zero appliances and balcony that is also accessed via a master suite with his-and-her walk-in closets and the largest of three bathrooms.

Conveniences include a laundry room, three lockers and three-car parking, plus monthly fees of $1,288 for water, heating, 24-hour concierge, fitness and party rooms and a rooftop deck.

The Agent's Take: "This property is in a building on the same block as the Four Seasons Hotel where prices are significantly higher per square footage," agent Boris Kholdoov said. "The historic library and fire hall are also on the same block, so it's a very interesting location and it's also in a very central area across the street from the subway station and steps away from the Yonge and Bloor intersection."

This suite's functional design also outshone its lavish finishes. "This is larger than most units in the building," Mr. Kholodov said. "The layout has been customized by the current owner to include an additional den."
