The Action: Multiple offer scenarios are practically a rite of passage for buyers hoping to purchase a home in the Chaplin Estates community.

The sellers of this detached residence did extensive repairs and updates and even staged the vacant interiors with AlphaOne Staging Design to excite visitors, especially with nothing else available nearby.

A shopper who didn’t want to lose yet another bidding war quickly sent a pre-emptive offer – $318,000 over the $1.1-million price – before more than a dozen shoppers put in their proposals in February.

What They Got: Since 1981, the same family has occupied this roughly 80-year-old residence with a three-bedroom and three-bathroom plan, The house has classic details, such as its brick façade, crown mouldings and stained glass windows in the fireside living room and adjacent dining area.

The sellers recently refinished the hardwood floors and replaced the wiring, lighting and appliances in the kitchen, which was also remodelled four years ago, and also laid updated broadloom in the bedrooms and lower-level guest suite and recreation room.

In 1990, a rear addition created a sunroom with a walkout to a deck and expanded the master suite above, allowing for a tandem dressing room with built-in shelving.

To the side of the 30-by-104-foot lot is a mutual driveway to the garage, perennial garden and fenced backyard.

The Agent’s Take: “It’s got a very good walk score, it’s close to Yonge and Eglinton subway, but it’s very quiet at the same time,” agent Rosemary Donnelly said.

“There’s a shortage of supply, yet still things have not come on the market in that area. People don’t seem to want to move.”

Buyers also liked the house’s mix of old and new details. “Lots of the features were kept, like the lovely glass door handles, but it had new bathrooms and kitchens,” Ms. Donnelly said. “[So] there was nothing to do, it’s beautifully landscaped and had great flow with lots of room in it.”
