The Action: Multiple offer scenarios are practically a rite of passage for buyers hoping to purchase a home in the Chaplin Estates community.

A shopper who didn't want to lose yet another bidding war quickly sent a pre-emptive offer – $318,000 over the $1.1-million price – before more than a dozen shoppers put in their proposals in February.

The Agent's Take: "It's got a very good walk score, it's close to Yonge and Eglinton subway, but it's very quiet at the same time," agent Rosemary Donnelly said.

"There's a shortage of supply, yet still things have not come on the market in that area. People don't seem to want to move."

Buyers also liked the house's mix of old and new details. "Lots of the features were kept, like the lovely glass door handles, but it had new bathrooms and kitchens," Ms. Donnelly said. "[So] there was nothing to do, it's beautifully landscaped and had great flow with lots of room in it."
