This three-bedroom house on Hamilton’s eastern fringe attracted about a dozen house hunters over a little more than two weeks before one visitor came forward to negotiate a deal. When the talking was done, the buyer had chopped $62,999 from the list price and secured the home.

Agent Michael St. Jean was pleased that the transaction was completed with a minimum of delay. “There are always a handful of homes [listed] in the area,” he said. “This probably did better than average for sure. Right now, the days on market [in the area] is hovering around 30, give or take a few days.”

“It’s a really good location and very close to major amenities,” Mr. St. Jean said. “You can pretty much do anything and everything you need on Queenston Road, which is a big commercial district, and it’s also really close to the Red Hill expressway and QEW, so you can hop on there within five minutes and get to Niagara or go to Toronto.”

Buyers also appreciated new appointments in the classic brick shell from the 1980s. “We had a lot of bigger families coming in from outside Hamilton looking for some space, and some were multi-generational, so the in-law suite was pretty attractive,” said Mr. St. Jean.

“It has a lot of features you wouldn’t expect in a house that size.”
